Latch Architects was founded by Sean Payne and Maverick Gent, bringing together a shared passion for innovative and thoughtful design.

Recognised for our expertise in navigating complex planning processes, we have a strong track record of obtaining planning approvals for bold and innovative designs, even on the most challenging sites. Measured Survey to Planning Submission


This first stage covers the measured survey for your site, creating the existing and proposed design through drawings, CGI 3D images and video animations.
This section also includes revision meetings to ensure you are happy with the design before submitting the project for planning permission.

Planning Management


After your project is submitted for planning permission, if normally takes 6 weeks for your local council to make a decision (8 weeks for commercial projects).
We include for communication and management during this time, ensuring your project is well received and addressing any concerns by the council. This gives you the best chances of approval for your project.

6 weeks for householder applications, 8 weeks for full applications.

Building Regulations Approval


After your project gains planning permission, we add additional detail to your project to make it construction ready. We guide you through the process of appointing a Structural Engineer and a Building Control Officer that are trusted from our previous projects.
We also provide for tender services, inviting recommended builders to bid for your project.

My experience in architecture began young as an avid model maker. In many ways I still do the same thing today, modelling designs, data and energy efficiencies in buildings.

Having trained with degrees from Oxford Brookes University, University of Bath and The University of the West of England. Most study and research focus was around timber, sustainability, design software and construction contracts.

My professional experience began at Arc 3 Architects as a teenager, then Woods Bagot, Grimshaw, Threefold Architects, Guttfield Architecture, CaSA Architects, 3bd Architects and finally Sean Payne Arch Design Ltd before starting Latch Architects Ltd.

I specialise in:

My journey in architecture was grounded in hands-on experience, beginning with an apprenticeship in sheet metal and fabrication. This taught me the value of precision, attention to detail, and accuracy—principles that remain at the heart of my design approach today.

I hold degrees from the University of the West of England and the University of Central Lancashire. My academic focus has included modular construction techniques, masterplanning, and an extensive design thesis on the formal basis of modern architecture.

Professionally, my career began with a summer internship at Barclay Philips, followed by roles at Alec French, 3BD Architects, Sean Payne Arch Design Ltd, and finally UMC Architects. These experiences ultimately led me to establish Latch Architects Ltd.

Frequently Asked Questions

Here are some of the most frequently asked questions when considering a new building project. For other questions, feel free to contact us by phone or email or book in a free consultation with us.

Not every project will require an architect, particularly smaller projects. 

You can always ask if you're unsure whether you need an architect, we offer this information and more for free during a free consultation.

The cost of an Architect can normally be roughly estimated with a percentage of the total project build cost. Ranging from 4% on a large project up to 14% on a small project cost.

At Latch Architects we typically provide costs based on time and provide fixed fees as far as possible so you are not surprised by unexpected costs. We typically provide these after a free consultation.

Typically we expected projects under £250,000 to achieve planning permission within 2 months of appointment. 

Planning applications typically require 6-8 weeks for a decision to be issued by the local council.

For building regulations we will typically allow for 6 weeks, however more complex projects may need more time.

We typically expect to be managing the project on behalf of clients up to the date of construction starting. 

This means we manage the planning application and building regulations matters. We can also provide a tender service to find the right builders and other professionals if they are needed for your project.

We typically ask that the first instalment of our services are paid up front as a deposit. This typically this deposit will be  £700.

Following this our services are invoiced after they are carried out with a 14 day notice period.

Many projects will require at least a building control officer and a structural engineer as well as an Architect. 

We can typically provide an insight into any other professionals you may need as part of your project. We're available to provide advice over a free consultation.
