We are pleased to that the building contract has been signed for this modern house extension project in Swinton, Manchester, marking a start date in May this year.

This striking design features a contemporary form, characterized by vertical timber cladding that frames a garden courtyard, creating a harmonious connection between indoor and outdoor spaces.

Securing Planning Permission With Council Push Back

Gaining planning permission for this project was a complex process, particularly due to initial pushback from Salford City Council. Through constructive dialogue and a collaborative approach with the planning officer, we successfully addressed their concerns primarily through the use of precedent and policy in the local area.

By demonstrating how the design complemented the local context and adhered to planning guidelines, we were able to secure the necessary approvals to bring the client’s vision to life.

Making Sure Bespoke Design Complies With UK Building Regulations

The project’s standout features required expert construction detailing to meet UK building regulations. From exposed timber roof rafters that showcase the beauty of natural materials to large bi-folding glass doors that flood the interiors with light, every detail had to be fully designed and thought out.

Additionally, the incorporation of internal pocket doors adds a sleek and modern touch while maximizing usable space. These bespoke elements required innovative solutions to ensure both functionality and compliance with regulatory standards.

How To Choose A Building Contract For A House Extension

Choosing the correct building contract is a critical aspect of this project. To ensure clear roles, responsibilities, and smooth collaboration among all parties.

Through advice and discussions between the client and builder, we utilized the JCT Minor Works 2024 contract due to it's fairness and long track record use within construction.

This choice will provide a clear framework for managing the construction process, ensuring that the project stays on track and will meet the agreed standards.

What's The Next Steps?

With planning permission, UK building regulations and the construction contract now complete. The project will be scheduled to start on-site in May this year.
